In South Florida the air conditioner runs almost all year, so a little care goes a long way. Here is a simple checklist split into what you can do and what a technician should do.

- Replace or clean the filter every 1 to 3 months, more often with pets or construction nearby
- Keep 2 feet of clear space around the outdoor unit; trim plants and remove leaves
- Pour a cup of white vinegar into the drain line access every few months to slow algae
- Keep supply vents and returns open and unblocked by furniture
- Watch for warning signs: weak airflow, water near the air handler, new noises, or higher bills
What a professional tune-up should include
- Clear and treat the condensate drain line
- Rinse the outdoor coil and inspect the indoor coil
- Test the capacitor, contactor, and electrical connections
- Measure refrigerant pressures and the temperature split
- Check the thermostat and blower, and give you the readings in writing
How often
Twice a year is ideal in Miami: once before the hottest months and once after. At a minimum, schedule one professional tune-up a year. Many manufacturer warranties also expect regular maintenance.
